Town Square, by Nshama, is one of the larger value communities in Dubailand, a dense mix of townhouses in the Zahra and Hayat clusters, some larger villas, and a big band of affordable Zahra and UNA mid-rise apartments all arranged around a central park off Al Qudra Road. Handed over mostly from 2018 onward, it is a young, fast-turnover community popular with first-time buyers and tenants, which gives it a distinct AC profile: a lot of homes change hands or tenant frequently, so a move-in or move-out duct check is one of the more common bookings, and the apartments see more turnover dust than a settled owner-occupier block. The townhouses run ducted DX systems, usually a single air handler over two floors, so like the neighbouring Reem they are tidy, well-defined cleans rather than sprawling multi-zone jobs; the apartments are split or building-served and are cleaned by coil, tray and duct spur. Town Square sits well out at the desert edge, so fine sand is the main load on the coils, and because the earliest Zahra homes are now several years old the original ducting in many is due its first clean.
