Mudon is a Dubai Properties community of around 2,000 villas and townhouses off Al Qudra Road in Dubailand, built in phases from roughly 2014, with the original Rahat and Arabella lines followed by the newer Mudon Al Ranim townhouses. It is a settled family district rather than a brand-new handover zone, so the AC picture sits in the middle: not decades of neglect, but homes that are now old enough, eight to ten years in the first phases, for the original ducting to have accumulated a real dust load without ever being opened. The homes run ducted DX split systems over two floors, so the classic villa symptoms apply, weaker throw upstairs, a return grille that greys over, a coil past its service interval, and because Mudon sits well out along Al Qudra Road at the open desert edge, there is plenty of fine sand in the air to keep the coils loading between cleans. The two main villa lines differ in size, so a Rahat three-bed and a larger Arabella home are different jobs with different outlet counts, and the newer Al Ranim townhouses add their own layout again, which is why we DuctCam before quoting rather than pricing on type alone.
