AC Duct Cleaning Cost Dubai: Full Price List
The short answer
In Dubai, Noor prices apartments by property type, from AED 299 for a studio to AED 1,199 for a 4-bed, and villas at AED 299 per AC unit, minimum three units. Every price includes fogging sanitisation, DuctCam proof and no call-out charge. Published competitor ranges run from AED 550 per unit to AED 4,500 per villa.
This is the companion to our Dubai duct cleaning cost guide. It lays out the full Noor price list, sets it next to credited competitor ranges, and explains what legitimately moves the number and what should never appear on a quote. Prices here are the owner-approved Dubai rate card and nothing more.
The full Dubai price list
Apartments are priced by property type because the layout is predictable. Villas and townhouses are priced per AC unit because the unit count varies, and we confirm it on the DuctCam inspection. There is no call-out charge anywhere in Dubai.
| Property type | Price | What is included |
|---|---|---|
| Studio apartment | AED 299 | Ducts, grilles, filters, fogging, DuctCam proof |
| 1 bedroom apartment | AED 399 | As above, all zones |
| 2 bedroom apartment | AED 599 | As above, all zones |
| 3 bedroom apartment | AED 899 | As above, all zones |
| 4 bedroom apartment or penthouse | AED 1,199 | As above, all zones |
| Item | Price | Notes |
|---|---|---|
| Villa or townhouse duct clean | AED 299 per AC unit | Minimum 3 units; count confirmed on inspection |
| Deep Clean add-on | + AED 149 per AC unit | Coil wash, blower wash, drain tray and line flush |
| DuctCam inspection only | AED 99 | Waived when a clean is booked within 14 days |
| Coil deep wash only | AED 199 per unit | No duct work |
| 5 or more units in one visit | 10% off whole job | Applies to the full job total |
Worked examples make it concrete. A 1 BHK with one fan coil as a Deep Clean is AED 399 plus AED 149, so AED 548. A 2 BHK with two fan coils as a Deep Clean is AED 599 plus AED 298, so AED 897. A 4-bed villa with five units is AED 1,495 for the duct clean, or AED 2,240 with the Deep Clean add-on, before the 10% multi-unit discount.
A few things are worth spelling out because they are where cheaper quotes quietly cut corners. The DuctCam inspection is free when you book a clean, so you are not paying to be told whether you need the service. Fogging sanitisation is already in the price, not a surprise add-on at the door. And there is no call-out charge anywhere in Dubai, so the number you are quoted after the inspection is the number you pay. The only genuine extras are the Deep Clean coil work and a standalone coil wash, both listed above.

How we price: per unit versus flat
A district-cooled apartment in Dubai Marina has one or more chilled-water fan coils feeding short duct spurs, so a property-type price is fair and predictable. A ducted villa has one air handler per zone and long runs, so per-unit pricing reflects the real work. A mixed community like JVC has both, which is why we confirm the system on the inspection before quoting.
The reason this matters to your wallet is that a flat villa fee hides whether the crew is actually charging for all the units. A villa with six air handlers takes roughly twice the time and twice the consumables of one with three, so a single flat number either overcharges the small home or means corners are being cut on the large one. Per-unit pricing is the only basis on which the quote scales with the actual work, which is why we use it and why we ask every company you compare how many units they are charging for.
For a villa owner weighing this against our villa duct cleaning hub, the practical takeaway is simple: get the unit count on the quote in writing. If a company will not put a unit count on paper, you cannot compare its price to anyone else's, because you do not know what you are buying.
Competitor published ranges, side by side
The reason buyers are confused is that published Dubai prices contradict each other by three times or more. The Healthy Home quotes AED 550 per unit while Swift MEP quotes up to AED 4,500 for a villa, an eight-fold spread for a job that is fundamentally the same. Below is what each ranking page actually states, with its source and date, next to the Noor rate card.
| Source | Date | Quoted price |
|---|---|---|
| The Healthy Home | 18 Sep 2026 | AED 550 per unit duct clean, AED 875 full clean |
| SMS Cleaning | upd. 1 Jul 2026 | Studio AED 300 to 500; 3-bed villa AED 800 to 1,200 |
| Swift MEP | upd. 17 Sep 2026 | Villa 3-bed AED 1,500 to 2,500; 4 to 5-bed AED 2,000 to 4,500 |
| Urban Mop | Jan 2025 | AED 500 to 1,500 |
| Noor Duct Cleaning | rate card 6 Oct 2026 | Studio AED 299; villa AED 299 per unit |

Get my Dubai quoteWhat legitimately adds cost
- A Deep Clean, if the coil, blower and drain need a high-pressure wash as well as the ducts (AED 149 per unit)
- A standalone coil deep wash where the ducts are clean but the coil is not (AED 199 per unit)
- More AC units than a typical villa, since pricing is per unit
- Genuine mould that needs a remediation approach rather than a routine clean
Access is the one factor people forget. A ground-floor apartment with easy grille access is quick; a high-floor unit in a managed tower that needs a service-lift booking and a contractor NOC takes coordination, and a villa with very long ceiling runs takes real time on site. None of that changes the per-unit or per-property rate on the Noor card, but it is why we confirm scope on the inspection rather than quoting blind over the phone. A number quoted before anyone has seen the system is a guess, and guesses are what produce the eight-fold spread between competitor pages.
Mould is the other genuine cost driver, and an honest one. If the camera shows substantial mould growth, the right response is a remediation approach rather than a routine brush-and-extract, and that is quoted after inspection. We would rather flag it clearly than fold it silently into a higher flat fee, which is how some operators disguise the fact that they found a bigger problem than a normal clean.
What should never be charged
A DuctCam inspection and fogging sanitisation are included in every Dubai clean, so they must never appear as paid add-ons. Be wary of a per-vent inspection fee, a sanitiser upsell on ducts the camera showed were already clean, or a flat villa fee with no unit count. The honest test is to ask how many AC units are being charged, how long the crew expects to be on site, and to see the DuctCam footage of each run before and after.

Why Dubai quotes are higher than Sharjah
Dubai jobs are typically district-cooled fan coils or long ducted villa runs, with tower access, permits and fogging sanitisation included, which is more involved than a standard Sharjah apartment split. That is why the Dubai rate card differs from other emirates. The Sharjah per-room pricing does not apply in Dubai and should never be quoted here.
It is a fair question whether that premium is justified. Our view is that it is, but only because of what is bundled in. Tower management coordination, Emaar or Nakheel contractor permits, sealed negative-air extraction equipment, ULV fogging and a documented DuctCam report are all included rather than billed as extras. A cheaper number that drops the camera, the containment and the report is not actually the same service at a lower price; it is a different, lesser service.
Payback against the DEWA slabs
DEWA charges 23 fils per kWh up to 2,000 kWh, 28 fils to 4,000, 32 fils to 6,000 and 38 fils above that, plus a fuel surcharge and 5% VAT. AC can be a large share of a Dubai household's bill, and a larger villa sits in the 32 to 38 fils slabs all summer, which is where restoring airflow is worth the most. A realistic saving from airflow restoration is nearer 5 to 15%, not the 30% some sites claim, and only when flow was truly restricted. Our is it worth it guide works through the maths, and what is DuctCam shows how we prove the before and after.
The honest framing is that the bill saving alone rarely pays for the clean within a single summer. The real value sits in the combination: better airflow to the rooms you actually use, a system that is not straining in the 32 to 38 fils slabs, cleaner air for the household, and documented proof of condition. Treat any company that sells duct cleaning purely as a guaranteed way to slash your DEWA bill with caution, because that is the one claim the numbers do not support.
What What's On and the DEWA summer-saving tips actually recommend is telling: they focus on cleaning the AC filter and setting the thermostat around 24 degrees, and duct hygiene barely features. That is not because ducts do not matter, but because the quick wins are the filter and the set-point. A duct clean is the next step up when the filter and set-point are already right and the airflow still is not.
A studio apartment is AED 299 and a 1 bedroom apartment is AED 399 on the Noor Dubai rate card. Both include duct and grille cleaning, washed filters, fogging sanitisation and DuctCam before and after photos, with no call-out charge. A Deep Clean that adds the coil and drain is AED 149 extra per unit.
No. The property-type price for an apartment is the same across covered Dubai areas; what changes is the system. A district-cooled Marina or JVC fan coil and a ducted villa are quoted on the same rate card, with villas per AC unit, so your area does not inflate the price.
The standard duct clean covers the ducts, grilles, filters and fogging sanitisation. A high-pressure coil wash, blower wash and drain flush is the Deep Clean add-on at AED 149 per unit, or a standalone coil deep wash is AED 199 per unit. We recommend the coil work only when the camera and airflow check show it is needed.
No. A DuctCam camera inspection and ULV fogging sanitisation are included in every Dubai clean, so they never appear as paid extras. A standalone DuctCam inspection on its own is AED 99, and that is waived when you book a clean within 14 days.
If we clean five or more AC units in one visit, 10% comes off the whole job total. For example, a large villa with six units at AED 299 each is AED 1,794 before the discount and AED 1,614 after it. The per-unit rate itself never changes; the discount rewards doing the whole home in one visit.
