The three things that set a Dubai price

Property type
An apartment is priced by its size, from a studio to a four bedroom; a villa or townhouse is priced per AC unit. A larger home has more ducts, more grilles and more fan coil or indoor units to clean, so it sits higher on the list.
Ducted AC units and zones
The real driver in a villa is how many separate AC units cool the house. One unit usually serves one floor or zone, with its own coil, blower, drain and duct run. More units means more work, which is why villas are quoted per unit rather than by bedroom count alone.
System, access and condition
A chilled-water fan coil, a ducted split and a packaged unit are reached differently. Long or sealed runs, a heavily soiled coil, mould or a unit that has not been serviced in years all add scope. We confirm this on the DuctCam inspection before anything is agreed.

Per outlet, per unit or per room: which is fair
Three Dubai companies can quote the same villa and reach wildly different totals, because they measure the job differently.
Some Dubai companies charge per outlet, counting every supply and return vent and multiplying up. It sounds precise, but outlet counts are easy to inflate and hard for you to check before the job, so two honest quotes for the same home can differ by hundreds of dirhams. Others charge per room, which is simple but ignores how many AC units actually cool the home, so a large villa on three units can be under-scoped while a small flat is over-charged.

What legitimately adds cost
These are real, evidence-based extras, shown on the inspection rather than invented on the day.
A coil or unit that needs a Deep Clean
A heavily soiled coil, blower, drain tray and drain line is a genuine extra: the Deep Clean add-on at AED 149 per AC unit. It is recommended only when the inspection shows the unit needs it, never by default.
Visible mould or biofilm
Mould on a drain tray, coil or duct lining is a real finding that takes extra time and, in bad cases, a specialist following the IICRC S520 remediation standard. The DuctCam inspection shows this before any price is agreed.
Long or difficult duct runs
Concealed runs over roughly 15 metres, or branches that need a longer rotary-brush reach, take more time per unit than a short apartment run. This is scope, not a surcharge invented on the day.
Difficult access
Sealed ceiling voids, high-level plant or an AHU that needs contractor access to open are flagged on inspection so you see the real scope, rather than being surprised with it mid-job.
What should never be charged
If a Dubai quote lists any of these as a paid extra on top of a clean, treat it as a flag.
A sanitiser upsell on already-clean ducts
Fogging sanitisation is included in every Dubai package. It should never be sold back to you as a paid extra once the ducts are physically clean, and no company should promise a kill percentage or medical outcome from fogging alone.
Per-vent inspection fees
Looking inside your ducts to quote the job is part of the service. A DuctCam inspection on its own is a standalone item only if you want a report with no clean booked, and it is waived when a clean follows within 14 days.
A call-out charge
There is no call-out charge anywhere in Dubai. A quote that adds a visit fee on top of a published price is charging you twice for the same job.
Why some quotes are AED 150, and what they skip
A headline that undercuts a real clean by that much is almost always a different, smaller job wearing the same name.
A very cheap Dubai duct-cleaning headline usually buys a visual check, a wipe of the visible vent faces and a quick fog of deodoriser. The ducts themselves are never mechanically brushed, the settled dust deeper in the run is never extracted, the filters may not be washed and there is no camera evidence that anything inside the duct changed. It can look and smell better for a few days, then the dust returns because it was never removed.

Why a 45-minute villa clean is not a real clean
A Dubai villa usually runs three or more AC units across several floors and zones, each with its own coil, blower, drain and concealed duct runs that can stretch well beyond ten metres. Setting up floor and furniture protection, inspecting with a DuctCam, brushing and extracting each run, cleaning every grille, washing filters and then fogging and re-photographing takes real time. A villa is a half-day to a full-day job, depending on the number of units.
A crew that is in and out of a whole villa in 45 minutes has not brushed and extracted the ducts; at best they have wiped the vent faces and fogged. The honest test is simple: ask how many AC units are being charged, how long the crew expects to be on site, and to see the DuctCam footage of each run before and after. Those three questions separate a real villa clean from a quick spray.

AC can be up to 70 per cent of a Dubai household's electricity use, and a larger villa sits in the 32 and 38 fils slabs right through summer. That is where savings are worth the most, so the question is fair.
The honest answer is that it is airflow restoration, not duct cleaning in itself, that can save energy. When dust on the coil and in the ducts is choking the airflow, the system runs longer to reach the set temperature; clearing that restriction lets it reach temperature sooner. On a genuinely restricted system a realistic saving is around 5 to 15 per cent, not the 30 per cent some sites claim, and a clean that was not restricting airflow in the first place will not move the bill much at all.
